PROPERTY PORTFOLIO
Intersite manages and
develops the SARCC's R2.6-billion property portfolio which comprises
478 commuter train stations in Johannesburg, Pretoria, Durban
and Cape Town.
Intersite's responsibilities for this portfolio are three-fold
- to enhance the commuting experience for the millions of passengers
who use the train service each day; to increase revenue on the
portfolio by managing it according to commercial principles; and
to assist the SARCC in achieving its objectives of inter-modalism
by ensuring integration of transport and land use planning.
INTERMODAL FACILITIES
The commuting experience is therefore improved through the provision
of inter-modal transport facilities which smooth transfer from
one form of transport to another at those places where buses,
taxis and trains converge. Intersite has redeveloped many of the
existing buildings, a few of which are national monuments, to
provide such facilities, including the provision of luxury coach
termini for the country's leading long-distance coach operators
in Johannesburg, Pretoria, Cape Town and Durban. Formal taxi ranks
have also been established at a number of stations in the four
metopolitan areas.
GENERATES INCOME FOR SARCC
Income-producing projects range from light industrial developments
to commercial, retail, residential and inter-modal transport facilities.
The vast numbers of people who pass through Intersite-managed
sites each day make its outdoor advertising highly desirable and
intersite boasts one of the largest outdoor advertising portfolios
in the country.
Making the travelling experience more pleasant for commuters
includes not only the upgrading of stations themselves and the
provision of an aesthetically-pleasing, safe and clean environment,
but also the provision of much-needed convenience facilities at
stations, such as fast food outlets, butcheries, hairdressers,
dry cleaners, shoe repairs, laundry and telephone services.
RELATIONSHIP WITH PRIVATE SECTOR
Intersite earns revenue on the SARCC property portfolio through
crafting partnerships with the private sector to see a range developments
- from industrial parks to residential units to office building
- completed on a long-term leasehold basis. Rental received from
retailers and other service providers at stations also contributes
towards the cross-subsidisation of the rail commuting service
and in so doing contributes to the national fiscus.
